CLOSING REMINDERS FOR BUYERS
To prepare for your closing, I have included some important reminders to make sure everything goes smoothly.
UTILITIES: Please make arrangements with the Telephone Company, Electric Company, Oil, Gas, & Cable. It is not necessary for you as the buyer, to call the water & sewer departments, as they are automatically notified as a result of the closing.
MOVERS: If using a moving company, contact them as far in advance as possible.
INSURANCE: Please call your insurance agent, as a one year paid up insurance policy will be needed at the time of closing.
ALLOWANCES: If there are any allowances made (for structural repairs, etc.) please remind your attorney of this.
CLOSING DATE: On the day before closing, check with your attorney to find the exact amount you need to bring to the closing, which will need to be in the form of a certified bank check (personal checks are not acceptable.)
SECURITY: You might want to make arrangements to change the door locks after you have moved in.
POST CLOSING: After the closing, you can call the Assessors Office to inform them that you are the new owner of the property, otherwise they may forward the tax bill to the previous owner. You could possibly receive an interest charge or penalty for a late payment.

To prepare for your closing, here are some important reminders to make sure everything goes smoothly.
UTILITIES - Please notify your Telephone, Electric Company, Cable, Gas & Oil companies.
MOVERS - If using a moving company, contact them as far in advance as possible.
DEED - Arrange to have your attorney draw a new deed or you can have the closing attorney prepare a new deed for you.
EXPENSES - A douple of days prior to closing, contact closing attorney for your closing expenses.
TAXES - Unpaid taxes will be adjusted at the closing on a per diem basis.
INSURANCE - After the closing, notify your insurance company.
ALLOWANCES - If there are any allowances made (for structural repairs, etc.), please advise your attorney prior to closing.
TERMITE FORMS - If your home had a termite and/or an infestation problem, take care of it. Bring the guarantee, copy of repair report, and your payment receipt to the closing.
HOUSE KEYS, ETC. - Be sure to bring house keys, garage keys and/or automatic garage door opener to the closing. Also, any other pertinent household information should be made available to the buyer by bringing to the closing or leaving in the home for the buyer.
RENTED EQUIPMENT - If there is rented equipment on the premises (hot water heater, burner, security system, etc.), please notify your rental company.
